Strata software · British Columbia

The portal your
building actually runs on.

A resident portal for BC strata corporations, in your building's name and your building's colours. Registration, amenity bookings, parking and lockers, and the records the Strata Property Act asks you to keep.

What it is

One portal, five places to go.

Residents get a phone-first site with five destinations and nothing else to learn. Council and staff get a console behind it that holds the building's real records.

01

Registration that finishes

Six short steps a resident can leave and come back to. Council approves each one against the owner and tenant records before anybody gets in.

02

Bookings without the clipboard

Amenities, guest suites and the elevator, with your rules, your fees and your waivers applied at the moment somebody books.

03

The suite record

Parking stall, locker, pets, occupants and emergency contacts, held once and correct, instead of in four spreadsheets and somebody's memory.

04

The building

Bylaws, documents, notices and the operations manual, in one place residents can actually find at nine at night.

Why it is different

Built for British Columbia,
not adapted to it.

Form K is not an add-on

Section 146 of the Strata Property Act says a landlord gives their tenant a Form K. So the portal treats it as a notice the owner signs, chases the countersignature, and will not call a tenant registered until it is done.

The emergency register

A resident can say, in their own words, that they would need help getting out in a fire. The fire department is told which suite to reach first. Only in an emergency, and the resident can change or remove it at any time.

Consent recorded as it was read

Under BC PIPA, what somebody agreed to is the wording they were shown. So the portal stores that exact wording on the record, in the language they read it in, rather than a tick in a box.

The language your building speaks

A Vancouver strata is not an English-speaking building. Councils switch on the languages their residents actually read, and the words come from somebody the building trusts, never from a machine.

A strata's records should outlive whoever is on council this year.

How it is put together

Start with the core. Add what you need.

Every building gets resident management, documents and waivers, and the pet register. Everything below is a module you switch on when it is worth it, and off when it is not. You are never sold a tier with eleven things you will never open.

Amenity booking
Visitor parking
EV charging management
Parcel lockers
Fob and item store
Deficiency and incident reporting
Building rounds, with NFC tags
Bylaw questions and answers
Regulatory certificates
Building operations manual
Suite component register
Health monitoring
Skin studio, for your own branding

White label

Your building's name on it

Your logo, your colours, your address. Residents never see ours, and a council that spends an afternoon getting the colours right keeps them through every update.

Hosted or your own

You can hold the keys

We host it, or you run the identical code on your own Cloudflare account. The difference is commercial, not technical. Nothing about the product changes.

Updates included

One product, every building

A fix reaches every building we look after in the same deploy. There is no version of this where your building is the one still on last year's code.

Who it is for

Councils, and the people who manage for them.

Self-managed strata corporations who are tired of running a building out of a shared inbox, and property managers who would rather their portfolio ran on one thing than on eleven.

We are based in the Lower Mainland and we work with BC buildings. That is deliberate: the Strata Property Act, BC PIPA and the way a Vancouver strata actually operates are the things this product is shaped around.

Where it is at

Taking buildings now

The portal is built and running on demonstration and staging sites. We are taking on the first buildings, which means you get our full attention and a say in what gets built next.

If you would like to see it running with real data in a real building's branding, ask for a walkthrough and we will show you the demo site.

Get in touch

Have a look at it.

Half an hour, your building's questions, and an honest answer about whether it fits. No slide deck.

Tell us the building, roughly how many suites, and whether you are self-managed or with an agent. That is enough for us to come back with something useful rather than a brochure.
